The Vertical Mixed Use Overlay is the Austin region's most complete implementation of Envision Central Texas land use policies.

This vision to transform Austin's land use patterns and promote high quality mixed use mixed-income development starts with Core Transit Corridors.

The VMU Overlay removes legal barriers to dense mixed use mixed-income development by permitting VMU developments on major Austin corridors. The VMU Overlay consists of commercially zoned properties located on these Core Transit Corridors and Future Core Transit Corridors:
